The owners of the Alexandria Apartments contacted PC&S to perform the ALTA / ACSM Land Title Survey on the multi-building apartment complex on 13 acres of land, which was needed before they coud refinance hte mortgage on the property. The client indicated that strict time compliance for completion of the survey and plan must be met in order to achieve desirable interest rates from their lending institution.
PC&S determined that aerial mapping would be the most viable approach for satisfying the conditions set by EMESS Management and its lending institution. Using the aerial mapping to supplement the survey, the apartment buildings were field located in compliance with ALTA / ACSM Land Title Survey requirements. PC&S employed current, modern surveying instrumentation, such as total stations and data collectors during the boundary and location surveys. Prior to this survey, the client had no accurate drawings of the property’s boundaries and infrastructure. The ALTA / ACSM Land Title Survey not only served as documentation to satisfy the lending institution requirement, but also as a valuable land title document and property management tool.
