First Federal of Bucks County and Bucks County Community College, partnered to find a location that would serve both groups and benefit the lower Bucks County Community. The former Delhaas High School site in Bristol Township, offered a 17-acre remnant that contained wetlands, wetland woodlands and flat topography characteristic for the area.

Buildings were located to preserve trees and maximize long views while giving presence on Route 413. An integrated campus concept was developed in both architectural style and physical relationship of the buildings to the site.
