Situated in a residential area in the picturesque landscape of Bucks County, the Villas of Newtown is surrounded by wooded preserves, parks, and rolling farmland. The Villas of Newtown is an elegant age restricted resort community consisting of quad-style villas and restored historic farmhouse, clubhouse, pools, tennis courts and other amenities on approximately 59 Acres.

PCS provided full land development services including rezoning, conditional use applications, grading, utility, erosion and sediment control and stormwater design and permitting.  Permitting included NPDES and General Permits as well as Act 537 Sewage Facilities Planning.  The initial design was completed prior to a major changes to the NPDES Permit requirements.  In anticipation of the permit changes, PCS incorporated forebays, constructed wetlands, bio-retention and other BMP’s, which allowed for permit renewals without major redesign or loss of units.
